Sewell/Jason R Sewell Revocable Trust ("Applicant") has applied to the Board of County Commissioners of Pitkin County, Colorado ("BOCC") requesting approval of an Open Space Preservation Master Plan, pursuant to Land Use Code Sec. 2-40-170. The Master Plan will protect over 96% of the Sunfire Ranch land as open space, including wildlife habitat areas and are complementary to its established ranching activities and the Conservation Easement. The Applicant's goal is to have a working ranch that is capable of housing its own staff, producing agricultural products for the locate community, and serving as an educational resource for agrarians. The Applicant is proposing to eliminate the 29 existing parcels and reconfigure the property as primarily one large parcel. The Application is requesting the following master plan and development approvals: A. Subdivisions approval to create one large parcel encompassing the majority of the ranch, and six smaller residential lots ranging from 2.3 to 5.56 acres B. Establish Activity Envelopes for all development C. Specify Proposed Uses Allowed and by Further Review D.
