YOU ARE NOTIFIED AS FOLLOWS:
A Decree of Judicial Foreclosure was entered by the Pitkin County District Court, on June 4, 2020, in Case No. 2019CV30076, for the benefit of Terrace at Snowmass, LLC ("Judgment Creditor") and against Capital Investments, LLC ("Judgment Debtor"). As applicable to the Decree of Judicial Foreclosure, judgment was entered against Judgment Debtor in that civil action on April 23, 2020. The original amount of the judgment was $6,486,392.57, which amount continues to increase. Pursuant to the Decree of Judicial Foreclosure, I am ordered to sell the following described "Property," to wit:
AMENDED LOT 23, ACCORDING TO THE MINOR AMENDMENT TO PLAT, LOT 23 & 24, MELTON RANCH UNIT 1, RECORDED NOVEMBER 20, 2013 IN PLAT BOOK 105 AT PAGE 17 AT RECEPTION NO. 605673, COUNTY OF PITKIN, STATE OF COLORADO.

The Property is located in Pitkin County, Colorado. A Notice of Lis Pendens dated February 14, 2020, has been recorded against the Property at Reception No. 662780.
A notice of intent to cure filed pursuant to § 38-38-104, Colorado Revised Statutes, shall be filed with the undersigned Sheriff at least fifteen (15) calendar days prior to the first scheduled sale date or any date to which the sale is continued. If the sale date is continued to a later date, the deadline to file a notice of intent to cure by those parties entitled to cure may also be extended.
A notice of intent to redeem pursuant to § 38-38-302, Colorado Revised Statutes, shall be filed with the undersigned Sheriff no later than 8 business days after the sale.

THEREFORE, NOTICE IS HEREBY GIVEN that at 10:00 o'clock a.m., on the date of September 30, 2020, at 530 East Main Street, in the courtyard, Aspen, Colorado 81611, I will sell Judgment Debtor's interest in the Property at public auction to the highest bidder who has submitted bid funds to the undersigned Sheriff as specified by § 38-38-106(7), C.R.S. to pay the Debt and certain other sums, all as provided by applicable law, and I will deliver to the purchaser a certificate of purchase as provided by law.
