Legal Notice: According to PMC 15.01.225(E), A Land Use Application has been submitted to the Town of Parachute for Special Use review for a truck stop use in the Service Commercial zone district. An application has also been submitted for a sign variance review.

Address & Location: 101 Misty Way, Parachute, CO 81635. Generally located north of and adjacent to N. Battlement Mesa Parkway & east of Interstate 70

Legal Description: LOT 3 OF T AND T ASSOCIATES MINOR SUBDIVISION: AS PER FINAL PLAT RECEPTION NUMBER 893154

Project Proposal: Love's Travel Stops & Country Stores, Inc. proposes to develop a new travel stop facility on approximately 11.5 acres of the site. The site is currently vacant and undeveloped. There is an existing access easement through the subject property for an oil well site located to the northeast. Access will be obtained by direct access to N. Battlement Mesa Parkway and a new proposed 4-way signalized intersection with Cardinal Way. Water and sewer services will be extended to the site. The proposed store includes approximately 13,700 SF including a fast-food restaurant with drive-thru, seven (7) diesel fueling positions, twelve (12) auto fueling positions, and a CAT scale. The site proposes 75 truck parking stalls, 62 auto parking stalls, 5 ADA accessible auto parking stalls, and 4 RV parking stalls.
